2026 Assessments

As 2025 ends, planning for 2026 is well underway. The Board has been diligent in maintaining expenses as much as they can, while everything is increasing. They’ve been working hard to secure the best services at the best prices. We’ve locked in a 2-year landscaping contract, 2-year janitorial contract, and a 3-year pool contract, but have also continued to maintain and even improve the community. We’ve re-surfaced the clubhouse pool, purchased new pool furniture, replaced carpet in the clubhouse, mitigated erosion along the ponds, improved landscaping areas, added another fountain, repaired concrete decks, continued staining all the monuments and structures, re-sealed asphalt, and the list continues. To continue maintaining all we have and even improving where needed, we must increase the dues. The semi-annual billing will now be $360, instead of $325, and because we understand it’s hard to take increases right at the holidays, the dues will be sent out in January, and due February 1st, late after February 28th. For those that live in the Serenade area and receive landscaping services, your semi-annual maintenance fee has increased from $475 to $540 each semi-annual billing. You may view the budget and financials online at any time. ACHD Tree & Shrub Pruning

ACHD prunes trees and shrubs throughout Ada County on a systematic seven-year cycle to meet roadway clearance requirements for upcoming maintenance activities.  This work typically occurs winter through spring.

Property owners are encouraged to prune their trees and shrubs themselves or hire a professional.  ACHD will prune for roadway clearance only, not aesthetics, beginning January 15, 2026.  If property owners opt to do their own, pruning must be done prior to January 15, 2026.  Email us at: TreePruning@achdidaho.org so we don’t duplicate efforts!  Below is a link for more details.

Snow Removal

Snow is just around the corner.  Make sure snow from your driveway and sidewalk is not shoveled into the streets, as this can impede traffic flow and obstruct drainage systems.  Instead, shovel snow onto your lawn where it can gradually melt.

Park Vandalism

We’re heading into school break, and we’ve seen an increase in vandalism in our parks lately. Please talk to your kids and their friends about respecting our common spaces. Broken glass, trash, damaged signs, urinating on park equipment, creating ruts, all of this costs our community everytime we have fix, clean or replace something.

Pet Etiquette

We know we say it constantly, but hopefully it will soon sink in to those that are still not getting it… Dogs should always be leashed when off your property to prevent unexpected encounters with people, other animals and cars.  Please remember to clean up after your pet. It’s not pleasant, but responsible pet ownership requires it. This all goes for cats as well. Letting them roam free to use neighbors planters, yards, or patio furniture is unacceptable. Respect others and keep public spaces and parks clean for everyone.
